Design and feasibility
We produce measured drawings, a structural review and a realistic cost range before a contract exists. On an older home we check for knob-and-tube or aluminum wiring, poly-B or galvanized plumbing, and pre-1990 hazardous materials at this stage rather than after demolition starts.
Permits and approvals
We file your application with whichever authority governs your property. Only the Town of Qualicum Beach publishes a processing target. Ladysmith, Parksville, and the Regional District of Nanaimo publish no processing timeline at all.
Build and handover
Fixed scope, payments you release against completed stages, and the 10 percent holdback the Builders Lien Act requires you as the owner to retain. We walk the deficiency list with you and clear it before your final payment.

Where we work
The Ladysmith to Qualicum Beach corridor
Most of the houses we work on along this corridor went up between the 1950s and the 1980s, and that's the age of house that shapes the job. Open a wall and you find knob-and-tube or aluminum wiring, poly-B or galvanized supply lines, and framing that was never built quite the way it was drawn. We put those in your budget as line items during design instead of hiding them in a contingency. On houses this age we expect to find them. Pre-1990 construction also requires a qualified person to inspect for hazardous materials under section 20.112 of the BC Occupational Health and Safety Regulation before demolition or renovation begins, and we budget for that survey during design rather than mid-project.
Four building authorities govern the corridor and each runs its own process. The Town of Ladysmith, the City of Parksville and the Town of Qualicum Beach each issue their own permits, and for Cedar and Nanoose Bay it is the Regional District of Nanaimo rather than the City of Nanaimo. People south of the city usually assume Nanaimo issues it, and it doesn't. File to the wrong one and your application comes back. On unserviced property the septic filing has to be in before a permit is issued at all. If your property also needs a development permit, we run it at the same time as the building permit, not after. We work out which ones touch your property during design, not at submission. You pay on completed stages rather than on a calendar. The Builders Lien Act also requires a holdback, which you keep until well after the certificate of completion is issued.

- What does a whole-home renovation cost between Ladysmith and Qualicum Beach?
- A whole-home renovation here runs about $150 to $250 a square foot, and a full gut $200 to $350, with complete projects commonly landing between $150,000 and $500,000 or more. We build your cost range from measured drawings and a structural review.
- Does a renovation contractor need a licence in British Columbia?
- Not for straight renovation work. BC Housing licenses residential builders to build new homes, and states that renovations do not normally require a New Home Registration Form. We provide references and a WorkSafeBC clearance letter with every proposal.
- When does a renovation legally become a new home?
- When it meets BC Housing's substantial reconstruction test: 25 percent or less of the original structure above the foundation remaining, or 75 percent or more of the reconstructed home being new. Past that line your project is treated as a new home — it needs a licensed residential builder and 2-5-10 home warranty insurance, or a formal exemption such as an Owner Builder Authorization. A large whole-home renovation can approach that threshold without anyone intending it, so we establish your scope precisely before demolition.
- Who issues the building permit for my property?
- It depends on your address. The Town of Ladysmith, the City of Parksville, and the Town of Qualicum Beach each issue their own. Cedar sits in Electoral Area A and Nanoose Bay in Electoral Area E, and for both the Regional District of Nanaimo is the building authority — not the City of Nanaimo, which is the single most common assumption to get wrong on a rural property south of the city. We confirm which one governs you before we file anything.
- How are payments structured on a project this size?
- In stages tied to completed work. The Builders Lien Act requires you as the owner to retain a 10 percent holdback, releasable 55 days after the certificate of completion is issued. Liens must be filed within 45 days. Our signing deposit sits at 10 percent.
- Are there rebates for a major renovation in 2026?
- Fewer than there were, but not none. BC Housing stopped accepting Secondary Suite Incentive Program applications on March 31, 2025. The CleanBC Energy Savings Program is income qualified and was reduced again for invoices dated on or after July 6, 2026. The Home Renovation Rebate Program remains open to households at any income level, covering heat pumps to $4,000, insulation to $5,500, and windows and doors to $2,000 — modest against a $250,000 project, but we build them into your scope wherever an energy-related item is in it.
